Environmental Site Assessments
A Phase I environmental site assessment will help characterize environmental concerns and risk, and a Phase II Environmental site assessment will quantify and test areas of concern.
Because of their role in establishing Bona Fide Prospective Purchaser Protection, commercial or industrial real estate transactions should include an assessment of environmental factors to help buyers, sellers, lenders, and insurers to understand potential issues at the site and to evaluate environmental liabilities. The possible presence of contamination at a property can significantly affect the worth of the property and may result in substantial costs for required remediation. Our Phase I and Phase II environmental site assessments (ESAs) are performed by staff members meeting the requirements of an Environmental Professional as defined by the USEPA under the All Appropriate Inquiry Rule and the ASTM Standard E 1527-05.
We work with each client to determine their environmental due diligence needs in order to develop an appropriate project work scope to meet those needs. Because of the depth of our experience in environmental risk assessment and mitigation, we can identify subtle clues about potential environmental concerns that may not be detected by less-experienced assessors. In addition to team members whose primary focus is performing environmental site assessments, the IWM Consulting team also has a wide breadth of specialized experience to meet each site’s assessment needs. Our team members include Licensed Geologists, Licensed Asbestos Inspectors, Certified Underground Storage Tank Professionals and Certified Hazardous Materials Managers.
Our standard completion time for a Phase I ESA is 10 business days from receiving authorization to proceed to issuing the final report. When time constraints are present, this schedule can often be expedited for an additional fee.
